Answers people ask us most.
- Do I need a permit for a deck in Cookeville?
- Usually yes if the deck is attached to the house or more than 30 inches off the ground. We handle the permit as the contractor of record. The city or county wants to see a plan, sign off on footings, and final-inspect the structure. That's a good thing — it means your deck is actually built to code.
- Should I go pressure-treated or composite?
- Both have tradeoffs. Pressure-treated is cheaper upfront, looks great when new, and needs stain or sealer every 2–3 years to stay that way. Composite costs more, has more colors and patterns, and basically needs nothing except an occasional rinse. If you don't enjoy maintenance and you'll be in the house 10+ years, composite usually pays back.
- How long does a deck take to build?
- Small back deck (10×12) is usually 4–6 working days from footing to railing. Mid-sized (16×20) is 1.5–2 weeks. Multi-level or with porch conversion can run 3–4 weeks. Weather matters — concrete and stain both want dry days.
- Can you build over my existing concrete patio?
- Sometimes. If the concrete is sound and at the right elevation, we can build a floating deck on top with sleepers. If the concrete is cracked, sloped wrong, or at the wrong height, it's usually cleaner to do a proper framed deck next to it. We'll look at it on the walk-through.
- Do you do railings to code if I just want the railings replaced?
- Yes — railing-only jobs are common. If your deck is over 30 inches up, code requires a railing with specific height and baluster spacing. We replace bad railings with code-compliant ones and don't touch the framing if it's still solid.
